Client:  How much commission do you charge?

Mike:  It is determined on a case by case basis.  But, it's more than 0% and less then 5.75% ;)  If someone already has a buyer for their home we typical charge 1% of the purchase price to finalize and facilitate the deal to close.

Client:  Whew...even the with the discounted commission you quoted us that's still a lot of money!

Mike:  Yes it is.  However, I don't take all of that home, approximately half of that commission goes to the party that brings in a buyer to the home.  All expenses to list and sell the home come out of that as well (newspaper ads, signage, mailings, brochures, MLS fees etc).  Paying an agent to list your home is not required (even though highly recommended), but I can tell you from experience that while it looks like you are paying them a lot of equity you have earned and acquired over the years they are actually making that equity with their service and then some.

A NAR survey found that people who sell their homes through a real estate professional sell their homes for almost 15 percent more than people who sell their homes themselves (2000 Profile of Home Buyers and Sellers). I believe we provide superior service and make our clients money, if I didn't truly believe that I would be doing something else.

Client:  Elliott Real Estate?  Never heard of it.
